How does Iris Properties work?
First get in touch with one of our team members. We will walk you through our services and see if your home will be a good fit. There are many legal and tax aspects to running a vacation rental and we want to ensure we can provide the best service for you. If you move forward, you will sign a standard management agreement. We will coordinate a visit to your property to do an initial inspection, compile amenities & photos for our listings, and provide you with a list of deficiencies and suggestions to make for a better rental. We aim to get listings up and running within 1-week of signing an agreement.
Once your listing is created and the home is ready for guests, we can start accepting rentals! Our management includes taking care of all your online listings, answering all guest questions, handling and collecting all payments, housekeeping, regular inspections, and collecting reviews for your rental to keep guests coming back.
We are a full-service agency and will handle each and every aspect of your rental with the highest care. This all leads to more happy guests, reviews, and rental revenue.

Do you restrict use of my home?
No! Your home is yours and you can use it as much or as little as you like. We provide you a portal to block out any dates you wish to use for personal use or for friends & family to stay at your rental.
Do I have to sign a long-term contract?
We hope to be partners with you for a long time! We do not lock you into any term agreement. You can cancel your Iris Properties management services at any time. You'll just need to honour any reservations that were booked at your home within the following 3-months of when our agreement ends.
How much are Iris Properties management fees?
We charge a straight forward commission from the net rental revenue plus a flat monthly re-stocking & supply fee based on the size of your rental unit. We don't nickel and dime, and we have no hidden fees. Contact our team today to discuss the details. The commission rate will depend on the scope of the management services you require.

What is Iris Properties pet-policy?
Pets are totally up to you. Saying yes to furry friends will significantly increase the eyeballs that land on your listing. Pet-friendly accomoodations can be a hot commodity. We are happy to charge extra fees to cover any additional cleaning that may be required to host pets at your rental.
How does Iris Properties keep my property safe?
At Iris Properties, we treat your property like our own. We own vacation rental properties ourselves and know how important it is to keep the investment safe. Along with the ability to set up noise monitoring systems at your property, all guests must abide by our strict house policy and rental agreement. We generally only rent to age 25+ primary renters or groups of friends & families travelling together. We have vast experience in vetting rental guests to minimize the risk of party groups or renters that are not a good fit for your home.
How does cleaning and maintenance work with Iris?
Iris Properties contracts out professional cleaning and linen services to ensure your rental is always spotless. We automatically schedule regular cleanings, maintenance, and will report any issues to you immediately as they happen so we can stay on top of things. Cleaning is charged to the guest and covers cleaning fees so it does not come out of your end. Basic maintenance tasks can be handled by the Iris Properties team but for any other services we can collect the invoice and provide to you as the owner.
